Riverview at Upper Landing Apartments - 344 Units
St. Paul, Minnesota
Riverview, featured two four-story, 172-unit apartment buildings totaling 572,920 SF and 344 units, and completed two blocks of the seven-block Upper Landing redevelopment project. Upper Landing is located along Shepard Road just south of the Wabasha Street bridge on the edge of downtown St. Paul.
Riverview provided one-, two- and two-bedroom with den units featuring balconies, views of the Mississippi River, fireplaces, landscaped interior courtyards, and below-ground 444 parking spaces climate controlled parking.
GDHA represented the Equity Investor (Prudential Real Estate Investors), making bi-weekly trips to the property to conduct coordination meetings and Contractor QC Progress inspections. We also supported the Equity Investor during the loan closing providing 'due diligence' A/E Plan and Report review services and the following project close-out phases of the project.
Both apartment buildings were constructed of wood framing, stucco, brick and metal panel facades with flat roofs. Each apartment building has three wings creating internal courtyards which face the nearby river and river's edge walking trail with views of Harriet Island.
Prior to construction of these two apartment blocks, the City of St. Paul and Centrex Multi-family Communities started the site preparation work necessary to complete demolition of existing buildings, soil compaction using DDC (Deep Dynamic Compaction) methods and provision of streets and utilities.
The project was made possible through grants from the Minnesota Department of Trade and Economic Development and the Metropolitan Council.
The project is now completed and occupied.
