One Beacon Street

37 Floor High-Rise Office Building

Boston, Massachusetts

One Beacon Street was constructed by Turner Construction in 1971-72, as part of an Urban Renewal project in downtown Boston. As required in Urban Renewal projects of the period, the building provided as its community benefit a movie theatre, this theatre was located under the Tremont Plaza adjacent to Boston's Green Line subway.


During the ownership period by Prudential Real Estate Investors, GDHA served as Owner's Architect providing architectural services for numerous capital improvement projects.  We also prepared tenant fit-out lease planning and sketches to aid the Owner in its initial discussions with prospective tenants.  If the tenant lease negotiations were successful we also provided follow-on fit-out space planning, interior design color and material selections, furniture planning and installation support as well as full construction drawings and coordination with building system and structural consulting engineers as part of the GDHA A/E Team., permitting, and construction period inspections and monthly Contractor Payment review plus project close-out coordination.

Since the building was constructed in 1971-72, when the American Disability Act was passed in 1991, we served as architect for all ADA Title III up-grades including all Core Public Restrooms, Main Street Lobby Entrances, Multi-tenant Public Elevator Lobbies on the above floors, and selected public signage.

The Capital Improvements projects also included removal of the Theatre construction below Tremont Street to allow expansion of two levels of public and tenant parking beyond the tower's footprint to a larger parking garage under Tremont Plaza extending to the existing structural wall common with the Green Line subway.  As part of the project, the entire Tremont Plaza 

received new weatherproofing membrane, new plaza pavement and a new major urban landscape and public seating feature.

Four Classrooms and supporting facilities were added to the Ground Level for Suffolk University Graduate School of Management.
