GDHarley & its team of consulting professional engineers and specialized consultants prepared a comprehensive Architectural & Urban Design Master Plan for this property. This Master Plan was used by the following New Building Architects and Contractor to deliver the historic renovations and new construction meeting many of the original Master Plan goals.  After renovations, The Massachusetts Historic Commission designated the property as a site of historic significance undergoing adaptive reuse.

ThisMaster Planning work was related to the re-use possibilities of the old GE Industrial Plant located on this property facing the Nashua River, and with existing rail service when GE left the property and donated it to the city. Similar to many 19th century mill structures, the property suffered from numerous building code violations, inadequate building systems (mechanical & electrical), no ADA (America Disability Act) improvements, extensive environmental pollution issues, and building envelope failures.

As part of the work, GDHarley prepared numerous architectural & interior tenant fit-out studies in support of the Redevelopment Authorities search for new office, industrial and retail tenants for this large & unique property.

Currently, the renovations have delivered about 125,000 SF of new office & industrial tenants as well as about 15,000 SF of new office space occupied by the Worcester County Registry of Deeds.
